About Bauer HouseWhat is Bauer House?Bauer House is a 75 unit, federally funded HUD-202 PRAC affordable housing development for independent seniors 62 years of age and older located at 314 Water Street in Quincy, Massachusetts. What does HUD-202 PRAC Stand for? HUD stands for the United States Department of Housing and Urban Development. Section 202 is a loan program to develop housing for the elderly. Tenant rental subsidies are provided through Project Rental Assistance Contracts referred to as (PRAC). Why the Name Bauer House? The project was named for the Reverend Frank J. Bauer and Mrs. Jean E. Bauer whose labors helped found and operate the three housing projects sponsored by Wollaston Lutheran Church (Fenno House, Town Brook House & Bauer House). What are the Income Qualifications? Income limits at Bauer House are based on the "Very Low" income limits (50% of median area income) set by HUD each fiscal year. Quincy is considered part of the Boston-Cambridge-Quincy, MA-NH HUD Metro FMR Area. In FY 2011, the mandated HUD income guidelines for the area could not exceed:

How Much Will I Pay For Rent? 30% of monthly gross adjusted income. Are Utilities Included In My Rent? Yes, except for your cable, internet and telephone bills. Can I Regulate My Own Heat? You can regulate your own heat in the winter and central air in the summer. How Many People Can Live in a Unit? A maximum of (2) people. What Facilities Does Bauer House Have?

Are Pets Allowed? Pets defined as common household pets are fish, birds, cats and dogs. In accordance with the Federal Register Rules, dogs shall weigh no more than 50 pounds at maturity or stand higher than 24 inches at the shoulder. Mandatory rules and a pet deposit will apply. For more details, you may request a copy of our Pet Policy. Is there a waitlist? Yes, but effective April 30, 2011, the Bauer House one-bedroom wait list has been closed. The wait list has been closed due an excessive wait time of more than one year. Applications are only being accepted for our 4 HP accessible units. Documentation of need for the design features of the accessible units is required. Priority will be given to existing residents and applicants (in that order) that demonstrate need. Applicant households must contain at least one member that is at least 62 years of age at the time of application. How Do I Apply?
